MRA Advisors LLP: Project Conceptualisation

Our involvement in any project typically includes the following activities:

  • Once the land is identified, we conduct a site visit and reconnaissance survey, and prepare a SWOT analysis covering catchment potential, competition, and the recommended product proposition/product mix to optimise business returns.
  • For residential developments, we recommend the unit mix, sizes and indicative pricing bands for pre-launch, soft launch and launch phases based on prevailing market dynamics.
  • For commercial plots, we assess permissible land use and recommend the most suitable development option (e.g., high-street retail, standalone showroom, bank branch, or other commercial formats).

MRA Advisors LLP: Planning

We support the planning and approvals process through the following:

A) Facilitating statutory approvals and NOCs from relevant authorities (including BL&LRO, Land Acquisition Department, KMDA, KIT, WBFS, Airport Authorities and the Ministry of Defence) and coordinating submission of required drawings/documents for sanction by the appropriate authority.

B) Assisting with the appointment of the architect (where required) and coordinating with the design team on the overall design concept.

C) Preparing the building plan and compiling supporting documents for submission for sanction.

D) Following up with authorities to obtain plan sanction and completing allied requirements related to the sanction process.

E) Coordinating with legal counsel and other agencies for documentation and registrations required for project execution.

F) Planning and setting up maintenance systems and related infrastructure prior to handover to buyers/end users.

MRA Advisors LLP: Execution & Supervision

  • Coordinating with the architect and consultants (including structural and MEP teams) for design development and execution planning through to final delivery.
  • Supporting contractor identification and finalisation for site execution, as required.
  • Supervising site progress in line with client requirements, including fit outs where applicable.
  • Facilitating a smooth handover to customers and/or end users.
  • Supporting leasing efforts by scouting prospective tenants/clients, facilitating LOIs (where applicable) and assisting with provisional agreements as needed.
  • For build-to-suit projects, coordinating with the architect and the client to ensure accurate implementation of the agreed proposal.

Executed under the supervision of M/s Hafiz (Contractor) and the architect team from Mumbai.
  • Mangalam Park: A 350,000 sq. ft. housing complex comprising 15 buildings over 5 acres at Behala, Kolkata, consisting of 318 apartments.
  • Vedic Village: A luxury health resort spread over 100 acres, developed by the Sanjeevani Group, including wellness facilities and a country club/guest house complex.
  • Club Town: Development of a township comprising 300 apartments near Kolkata (Sanjeevani Group), including the Circle Club facility.
  • Space Town & Space Circle Club: A residential development comprising 1,100 apartments along with the Space Circle Club facility.
  • Victoria Plaza: A 70,000 sq. ft. marketing complex at 1A Shakespeare Sarani, Kolkata 700017.
  • Sahara Sadan: Development of Sahara Sadan (Eastern Region headquarters of Sahara India Parivar) at 1B Shakespeare Sarani, Kolkata 700017, with total built-up area of 50,000 sq. ft.
  • Mangalam A & Mangalam B: Development at 24/26 Hemanta Basu Sarani, Kolkata 700001, with total built-up area of 150,000 sq. ft.
  • Vaibhav: Development of an air-conditioned market at 4 Lee Road, Kolkata 700017, with total built-up area of 75,000 sq. ft.
  • Sumangal: Development of the Sumangal Building at 4 Lee Road, Kolkata 700017, with total built-up area of 45,000 sq. ft., comprising premium residential flats.
